Landlord gas safety certificates

Upon completion of inspection, a Gas Safe Registered heating engineer will present a certificate that outlines the work carried out, the gas appliances/fittings that were checked and the properties compliance with annual gas safety checks.

What is checked?

All gas appliances/fittings within a property need to be checked. Examples might include: Gas boilers, gas cookers/ovens, gas fires and chimneys, gas pipework, flues etc. All of the appliances/fittings must be checked against the manufacturers recommended test frequency, usually outlined in the manufacturers handbook.

Whether you’re a landlord for a residential property, bed and breakfast, small or large hotel, caravan site, restaurant/pub or anything of the like, you are legally responsible for the safety of your tenants and as such, are legally required to have the property surveyed every year. Once the property has been checked and the landlord certificate has been provided, it is your responsibility to a) maintain the record for at least 2 years so you can demonstrate your compliance to regulators and b) make it immediately available to new tenants or hand it to existing tenants within 28 days of completion.
