What Are Landlord Safety Checks?

If you’re a landlord and need a landlord safety certificate, but are unsure about what they are or why it’s important to have one, this guide is written with you in mind.

Landlord gas safety certificates

Upon completion of inspection, a Gas Safe Registered heating engineer will present a certificate that outlines the work carried out, the gas appliances/fittings that need to be checked and the properties compliance with annual gas safety checks.

What is checked?

All gas appliances/fittings within a property need to be checked. Examples might include: Gas boilers, gas cookers/ovens, gas fires and chimneys, gas pipework, flues etc. All of the appliances/fittings must be checked against the manufacturers recommended test frequency, usually outlined in the manufacturers handbook.

Information for landlords

Whether you’re a landlord for a residential property, bed and breakfast, small or large hotel, caravan site, restaurant/pub or anything of the like, you are legally responsible for the safety of your tenants and as such, are legally required to have the property surveyed every year. Failure to do so could result in a hefty fine.

Once the property has been checked and the landlord certificate has been provided, it is your responsibility to a) maintain the record for at least 2 years so you can demonstrate your compliance to regulators and b) make it immediately available to new tenants or hand it to existing tenants within 28 days of completion.

Information for tenants

UK law states that all gas appliances/fittings provided with the property at the time of handover need to be checked, but it does not state that appliances/fittings brought into the property need to be checked, although it is best practice to do so to ensure that the property and all those within are safe.

Information for homeowners

As a homeowner, you are not legally required to have all gas appliances/fittings checked, although again, it is perhaps within your best interests to do so. The simplest way to ensuring that your property is safe is through an annual boiler service.
